We will conduct a study to examine the market prospects for the development and to offer recommendations regarding pricing, any improvements needed prior to conversion, demand sources and we will forecast the rate of sales which could be expected for the development. The study includes all of the other elements of a normal market feasibility study.
A market analysis is designed to examine the market conditions for a particular type of product (including housing) and to identify opportunities and to suggest strategies to capitalize on the identified opportunities. This study examines supply and demand, inventories, competition, market shares and similar information.
A land use study identifies the fullest potential use for a piece of property which is undeveloped or underutilized and it traces the historical and anticipated trends of all pertinent economic factors in the market area of the site. The study results in concise recommendations as to whether or not the land can be developed at a specific time and, if it can, what is the best use. Specific recommendations are offered. For example, if a shopping facility is suggested, the study advises as to the types of stores, retail space for each type, rents obtainable and total sales volume potential.
The State of Florida as well as regional and local regulatory bodies may require impact studies as part of the application for development approval. To satisfy the economic data requirements ofsuch governmental agencies, we prepare detailed analyses of the fiscal and economic effects of the development by phase. Subsequent expert testimony before the regional planning council or local zoning board is also given when necessary.

We will identify your closest competition (or you may do so) and we will provide you with regularly updated information as to their product, pricing, marketing efforts and sales or leasing progress.

We have been involved in a number of cases involving delay of sales/rental programs due to moritoriums, subcontractor’s lack of performance, recreation lease issues, and rent control issues.

We conduct surveys of existing owners/renters in a continuing development or potential buyers/tenants visiting your sales/leasing office for the purpose of helping you to better identify your market and the potential it holds. Such surveys are extremely useful in assisting our clients to identify marketing strategies and product designs which consumers desire.
